Introduction
Our Bed and Breakfast / Farm holidays are based in a recently converted redundant farm building and set in very peaceful beautiful Devon countryside. We aim is to cater for the needs or all visitors in our 3 bedrooms which all have en-suite facilities. All rooms are on the ground floor and are accessible to wheel chairs, including the dinning room. All rooms are decorated with natural paints and wood treatments.

Pre-Arrival
We are located five miles north of Crediton, at the end of a private lane.
The nearest train station is Crediton 6 miles or Exeter 12 miles. We are able to arrange a taxi in advance if required.
There is a regular bus service to Crediton from Exeter. Other services include Okehampton and Barnstable.
There are a number of local taxis; we can make booking in advance if required.
There are small Post Office / shop at Kennerleigh and Sandford. The main shopping is at Crediton were there is a supermarket. Exeter is 12 miles with its shopping center.

We have a farm dog who does not welcome visiting dogs, except guide dogs.

Arrival & Parking
There is ample parking close to the accommodation.
The surface of tarmac.
We can assist guests with their luggage.
Please advise us of your expected time of arrival so we can be sure we are here to welcome you.

Main entrance and reception.
When you arrive please ring the bell with the button at the bottom of the steps of the farm house.
You will be shown to your room and the facilities.

Guest Accommodation and Public Areas
The building is on a single level with wheel chair access to every room.
There are two short ramps on the approach.
All rooms have en-suite.
The twin room has a mobility certificate with a wet room and emergency alarm.
The building is heated throughout with underfloor and radiators.
All room open onto a communicating covered passageway.
Dining room / Lounge
Breakfast is served in the dining room.
Furniture meets the mobility standards
The breakfast menu can be printed in large print but regret not in Braille.
The lounge and dining room is available to guests all day except when there is a function when it will not be available from 10.00 a.m until 5.00 p.m.

Bedrooms
All three bedrooms have en-suite facilities.
The family room has a king size double bed and bunk beds with a bath/shower.
The twin room has a double bed and a single bed with a wet room. This room has a mobility certificate.
The single / double room has a shower.
All rooms have Oak flooring and bedside mats.
Tea /coffee facilities in room or self serve in kitchen as required.
There is a wardrobe with draws, a dressing table and lounge chairs in each room
All beds have duvets. Extra blankets available and stored in the wardrobe draw if required.

Grounds
There is a large lawn with flower boarders, and a large playing field were children can play safely.

The Farm
The farm is a working farm.
Children MUST BE accompanied at all times when outside the accommodation areas.
Farm visits can be arranged.
Way marked trails open to guests. Children must be accompanied when walking these trails.
Contact with animals must be supervised by a member of the farm staff.
Hands MUST be washed after contact with farm animals.
Farms and farm machinery can be very dangerous, children MUST NOT BE ALOUD TO CLIMB on bales or machinery at any time.
The ponds are deep and there is a danger of drowning.

Additional Information
There is no guest laundry.
There is guest drying facilities.
The whole of the accommodation has a fire alarm system. When you hear or see the alarm, follow the instructions posted in each room.
There is Broadband facilities on request.
